What HIPS Means

Home Information Packs

All properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack (HIP), which includes a home energy rating. The Pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

Pack contents-

Compulsory contents of the pack:

Home Information Pack index

Energy Performance Certificate

Sale Statement

Standard Searches

Evidence of Title

Additional information for Leasehold and Commonhold sales, where appropriate.

Optional Contents of the Pack:

Home Condition Report

Legal Summary

Home use / contents forms

Other Documents

Additional information for Leasehold and Commonhold sales, where appropriate.

Optional documents include the Home Condition Report (HCR).  Your HCR is produced after a qualified Home Inspector’s thorough inspection of the property.  The report provides an easy to understand analysis of the condition of the property on the day of the inspection.  Home Inspectors use a simple 1,2,3 rating convention for each element of the structure and services.

It was announced yesterday that from December 14th 2007 a Home Information Pack will be required for all residential property offered for sale on the open market.  Here’s the official link to the Government’s press release Home Information Pack - Full roll out of HIPs
